How ChatGPT picks home inspectors to recommend

By HomeInspectionSEO8 min readOctober 16, 2026
The short answer

OpenAI's crawler documentation explains how a website gets into ChatGPT search answers, but it does not list how businesses are ranked. The rule it does state is access: sites that block its search crawler, OAI-SearchBot, will not be shown in those answers, though they can still appear as navigational links. Past that, make your company easy to reach, easy to understand and described the same way everywhere.

What OpenAI says about how ChatGPT finds businesses

ChatGPT has search features that can show websites in its answers. OpenAI's crawler documentation says its OAI-SearchBot crawler is used to surface websites in search results in ChatGPT's search features.

OpenAI uses separate crawlers and user agents, which are programs that visit websites either automatically or when a user asks. The same documentation explains what each one is for. The page covers how a site becomes eligible for ChatGPT search. It says nothing about schema, reviews or ranking factors.

Our complete guide to AI search for home inspectors covers ChatGPT, Perplexity and Google AI Overviews together. This post stays on ChatGPT and on the checks you can run yourself.

Can ChatGPT reach your website? Check robots.txt first

Robots.txt is a small text file on your website that, in Google's words, tells crawlers which URLs they can access. The robots.txt standard puts it at /robots.txt on your domain, so you can read yours by typing your domain followed by /robots.txt into a browser. OpenAI says sites opted out of OAI-SearchBot will not be shown in ChatGPT search answers, though they can still appear as navigational links. It recommends allowing OAI-SearchBot in robots.txt and allowing requests from its published IP ranges.

  1. Open yourdomain.com/robots.txt and look for a section that names OAI-SearchBot.
  2. Look for a "Disallow: /" line under "User-agent: *". That line blocks every crawler that does not have its own section in the file, including OAI-SearchBot if it is not named.
  3. If either one blocks OAI-SearchBot, ask whoever manages your website to allow it.
  4. Ask your web host whether a firewall or bot-protection setting turns crawlers away before they ever read robots.txt.
  5. Check the file again after any redesign or move to a new website platform.

Changes are not instant. OpenAI notes it can take about 24 hours after a robots.txt update for its systems to adjust. Allowing the crawler makes you eligible to appear, but it does not decide whether ChatGPT recommends you.

If you block GPTBot because you do not want your content used to train AI models, that is a separate decision. OpenAI says disallowing GPTBot indicates a site's content should not be used in training, while OAI-SearchBot is the crawler for search. If your site runs on a builder you cannot easily edit, our guide to the home inspector website explains what you should be able to control.

Make your services and service area easy for ChatGPT to read

Once ChatGPT can reach your site, your pages need to state what you do and where you do it. A buyer may ask about a radon test in one county. An insurance agent may need a 4-point and wind mitigation report together. If your site lists those services in a single line, there is little on the page that matches either question.

  • The service named the way buyers say it: radon testing, sewer scope, 4-point inspection, wind mitigation
  • The cities and counties you serve, written in the page text and not only shown on a map image
  • Who the service is for: buyers, sellers ordering a pre-listing inspection, or homeowners who need an insurance report
  • How to book, with a link to your online scheduler in Spectora or ISN
  • One line on the credential that helps you sell, such as InterNACHI or ASHI membership

Give each major service its own page. Our marketing guides for radon testing and 4-point inspections each recommend a dedicated page for that service.

Schema markup repeats the same facts in code

Schema markup is code on a page that labels facts like your business name, address, phone number and service area. Schema.org describes a HomeAndConstructionBusiness as a LocalBusiness that provides services around homes and buildings. Its areaServed property describes the geographic area where a service is provided.

Keep your expectations honest. Google's local business structured data guide says Google does not guarantee that features using structured data will show up in search results. We add it for our clients because it states their facts in one consistent format, but it backs up clear page copy and does not replace it.

Keep your business details the same everywhere

Your company appears in many places besides your website. Your Google Business Profile (GBP), which is your company's listing on Google, is one. Directories, agent vendor lists and social profiles are others. When those listings disagree on your name, phone number or service area, anyone reading them has to guess which one is right.

Google sets the standard for its own listings. Its guidelines for representing your business say your name should reflect your real-world name, as used consistently on your storefront. They also ask you to represent your business as it is consistently represented and recognized in the real world. That standard is a good rule for every other listing too.

  • Business name: identical on your website, GBP and every directory
  • Phone number: one main line, written the same way everywhere
  • Service area: the same list of cities and counties
  • Service names: the same words for each inspection type
  • Website address: one version, linked from every profile

Our Google Business Profile guide for home inspectors walks through the profile itself, field by field.

Reviews and ChatGPT: what you are allowed to do

OpenAI's crawler page does not say whether ChatGPT weighs reviews. The safe plan is the one that already protects your Google profile: earn more honest reviews and follow the rules.

Google's policy on prohibited and restricted content bars incentives such as payment, discounts and free goods or services in exchange for reviews. It also bars discouraging negative reviews, selectively soliciting positive ones, and requiring staff to collect a certain number of reviews. The FTC rule on fake reviews covers reviews from people who do not exist or who had no real experience with the business, including AI-generated fakes.

  • Ask every client the same way, after the report is delivered
  • Send a direct link or QR code to your review page
  • Reply to each review professionally, including the critical ones

Do not ask at the inspection, offer discounts, set staff quotas or tell clients what to write. Our reviews and reputation guide covers the full request process.

How to test what ChatGPT says about your market

The simplest way to see where you stand is to test ChatGPT by hand. Pick five questions your buyers and agents would ask. Run them once a month and write down what comes back.

  1. Who is a good home inspector in [city]?
  2. Which home inspectors in [city] offer sewer scope inspections?
  3. I need a 4-point and wind mitigation inspection in [county]. Who should I call?
  4. Is [your company name] a good home inspection company?
  5. What services does [your company name] offer, and where?
A simple monthly log. Keep the questions the same so you can compare months.
DateQuestionCompanies namedWere you named?Anything wrong about you?
Month and dayPaste the exact questionList each companyYes or noNote the wrong fact and where it may come from

The last column matters as much as the others. If ChatGPT lists the wrong service area or a service you dropped, find the page or listing that says it and correct it there.

Clicks from ChatGPT are hard to measure. As our AI search service page puts it, direct attribution is hard because AI assistants don't always pass referral data. Add "ChatGPT or another AI tool" as an answer choice when you ask new clients how they found you.

Plan for steady work rather than a quick win. Our homepage FAQ says we don't promise a timeline, and that SEO and AI search build over months, not weeks.

FAQ

Common questions.

Does blocking GPTBot keep my company out of ChatGPT search?+
Not according to OpenAI's crawler documentation. OpenAI says disallowing GPTBot indicates your content should not be used in training AI models. Search is handled by OAI-SearchBot, so that is the crawler to allow if you want to appear in ChatGPT search answers.
How soon after I fix robots.txt can ChatGPT find my site?+
OpenAI says it can take about 24 hours after a robots.txt update for its systems to adjust. That only makes your site eligible again. Whether ChatGPT names your company is a separate question, and OpenAI's crawler page does not explain how businesses are ranked.
Does ChatGPT use my Google reviews?+
OpenAI's crawler documentation does not say how ChatGPT treats reviews from Google or any other site. Reviews are still worth earning because they are public and anyone checking your company can read them. Ask every client the same way after the report is delivered, and follow Google's review policy and the FTC rule on fake reviews.
Why does ChatGPT name a competitor and not my company?+
OpenAI's crawler documentation does not explain why one business is named over another, so compare what you can see. Check whether the competitor's site names the service and town in the question, and whether yours does. Then confirm OAI-SearchBot can reach your site and that your listings match each other.
Can HomeInspectionSEO guarantee that ChatGPT will recommend my company?+
No. Our homepage says results depend on your market and your competition, so we don't promise a timeline. We will not promise a recommendation either. What we can do is make sure ChatGPT can reach your site and that your services, service area and listings are clear and consistent.
